Commercial Property Manager

6-month fixed term contact

Based Birmingham City Centre

This is an excellent opportunity for a proven Property Manager to join a busy commercial team in Birmingham on a 6-month fixed term contract. The appointed Property Manager will take immediate responsibility for the management of their own properties and projects and will assist with the account management of a key client on behalf of the business. This is a first-rate prospect for a confident, enthusiastic individual.

There is a supporting team of facilities managers, building managers and a 24hr Helpdesk. The role will require liaison with the full complement of property management staff across the group and key deliverables will include:

  • Provide a high quality of Property Management services to the clients
  • Prepare revenue budgets and quarterly forecast reports with the support of a qualified accountant and finance department
  • Liaising with clients, their solicitors and tenants on daily basis
  • Advising the client in respect of tenancy applications and controlling the licence process
  • Carrying out regular routine property inspections
  • Arranging and facilitating regular tenant meetings
  • Liaising with Facilities Managers to in respect of service charge budgeting and reporting, undertake regular service charge expenditure monitoring and reporting
  • Manage Lease and Tenancy Schedules
  • Liaise with the client accounting team on the production of annual service charge budgets, approving reconciliations, rent raising reports etc.
  • Manage income arrears and recovery (supported by a dedicated credit controller)
  • Due diligence for acquisition and disposals
  • Attending and chairing regular client and tenant meetings.
  • Prepare reports for client meetings

The appointed Property Manager will ideally be RICS Qualified with a proven background of experience within a commercial property management department. You must have a good working knowledge of Microsoft Excel, Word, and Outlook with previous experience of using Tramps or Horizon Property Accounting packages.
