Head of Major Works -Housing Association
My leading London based housing association is seeking a Head of Major Works to head up their planned and cyclical works teams
Location: West London
Salary: £55,000 - £65,000 + benefits
About the Housing Association:
The housing association is a progressive, commercial organization with a customer service focus and are seeking someone who will promote their core values.
They have a number of exciting new build projects on site and in the pipeline and although this role doesn't have direct responsibility for those projects, the successful candidates will be expected to input into key managerial decisions that affect future projects of this nature.

You will have a track record of managing or supervising teams and presents an ideal opportunity for the right individual to step up from senior surveyor position, if you can show the right attitude and approach.
Responsibilities for the role:
Management of all capital works contracts, adaptations and major projects relating to property maintenance services as well as contribute to the overall effectiveness of the leadership team, ensuring that asset management considerations are included in business planning.
Prepare the annual budgets for the planned and cyclical maintenance expenditure.
Liaising with contractors, residential and commercial tenants, leaseholders, homeowners and colleagues.
Taking responsibility for the supervision of cyclical and planned maintenance
Advising on compliance with Health & Safety legislation and guidelines
Preparing preliminary cost plans to assist with project appraisals.
Assisting senior managers/directors in reviewing the Sustainability Strategy
Requirements for the position:
A relevant professional qualification or working towards
Relevant major projects experience within social housing or working indirectly with social housing from consultancy
Excellent customer service focus and skills
A commercial and can do attitude, to drive projects to completion and motivate staff to aid successful delivery
Demonstrate equivalent competency through experience in project and construction management and
Have sound knowledge of maintenance databases and schedule of rates.
Experience of controlling significant budgets within a housing setting
Have good knowledge of Outlook, Word, Excel and be able to adapt to using other more specialist IT packages
Salary & Benefits:
£55,000 - £65,000 + prp bonus and benefits
